Buying A Flat in Mumbai - The Kundli and Vastu Checklist to Use Before You Pay the Token Amount

Jyotishdham Store

“A flat in Mumbai is usually the biggest purchase a family makes, and most people check the price, the builder and the location, then think about Vastu and the kundli only after the money has gone in. By then, the only choices left are corrections. The best time to look at both is before you pay the token amount, when you can still walk away.” - Astrologer & Vastu Consultant Richa Pathak

Key Takeaways

  • Check two things before you book a flat in Mumbai: whether the timing and ownership suit your kundli, and whether the flat's layout, entrance and surroundings pass a Vastu review.
  • In a kundli, the fourth house, its lord, Mars and your running dasha are the usual starting points for a property purchase.
  • Because a Mumbai flat comes with a layout fixed by the builder, the cheapest moment to catch a Vastu problem is before booking, when you can compare other flats.
  • Registration and possession dates can be chosen with a muhurat. The booking date matters too, so ask about it before you pay.
  • Vastu and astrology never replace legal checks. Verify the MahaRERA registration, the title and the Occupancy Certificate first.
  • Most layout problems in an already-built flat can be reduced without breaking a wall.

What Should You Check Before Buying a Flat in Mumbai?

Before paying the token amount, check these five things:

  1. Legal: MahaRERA registration, clear title, and the Occupancy Certificate for a ready flat.
  2. Kundli: your fourth house, its lord, Mars, and the dasha you are running, for you and for any co-owner.
  3. Vastu of the flat: entrance, shape, kitchen, bedrooms, toilets, balcony and the open centre of the home.
  4. Surroundings: what faces the main door, the lift and staircase, and what the building sits next to.
  5. Timing: a suitable muhurat for booking, registration, possession and griha pravesh.

Why Check Kundli and Vastu Before Buying a Flat in Mumbai?

Mumbai does not give you the luxury of a second chance. Flats are expensive, loans are long, and once the agreement is registered, you are living with that layout for years. A bad choice here does not just cost money, it can mean a home where the family never quite settles.

I have been helping families with home decisions for over 25 years, and one pattern repeats. People ask me about Vastu after they have already booked. At that point, I can still help, but I am working around a decision that is already made. When families come to me before the token amount, the conversation is very different: we compare two or three flats, rule out the ones with problems that cannot be fixed, and pick the one that suits both the home and the buyer.

That is why this checklist is built around the order in which decisions actually happen: kundli and timing first, then the flat itself, then the paperwork stages.

Part 1: The Kundli Checklist for Buying a Flat

A kundli does not tell you which flat to buy. What it can do is show whether the period you are in supports a major purchase, and who in the family is the better person to hold the ownership. Here is what I look at.

1. The fourth house and its lord

In Vedic astrology, the fourth house is linked to home, property, vehicles and domestic peace. I look at the sign on it, the planets sitting in it or aspecting it, and the strength of its lord. A well-placed fourth house does not guarantee a smooth purchase, and a difficult one does not forbid it. It tells me where the friction is likely to come from, such as delays, family disagreement or loan trouble, so we can plan for it

2. Mars, the planet of land and property

Mars is the natural significator of land and built property. If Mars is badly placed or under a difficult period in your chart, I look closely at the timing of the purchase, the paperwork and the temper of the negotiations. This does not mean you cannot buy; it means you may need extra patience and careful documentation.

3. Your running dasha and antardasha

The period you are running matters as much as the chart itself. A dasha connected to the fourth house, the second house of savings, the eleventh house of gains or the ninth house of fortune is generally considered supportive of a property purchase. A period linked to the twelfth house of expenses or the sixth house, which is traditionally associated with loans, asks for more care. I also check the transit of Saturn and Jupiter relative to your Moon sign before suggesting a window.

KUNDLI TIP

Do not try to read your own dasha from a free app and decide on that basis. Apps give you the dasha dates, but they cannot tell you how it interacts with the rest of your chart. The same dasha can mean very different things for two people.

4. Who should be the owner on the agreement?

Many Mumbai families register a flat jointly, or in the name of a spouse, for financial or tax reasons. From a kundli point of view, it is worth checking whose chart supports property ownership better, and whether the arrangement suits every co-owner. If you are buying with a spouse, parent or sibling, I look at all the charts involved. Please talk to your CA or lawyer about the financial side; I will tell you what the charts say, and you can weigh both.

5. A realistic look at the loan

Most Mumbai purchases involve a home loan. Astrology cannot approve your loan, but it can show whether the period ahead favours steady income and whether you are likely to feel financial pressure during the first few years of EMIs. That is useful for deciding how large a loan to take and how much cushion to keep.

6. Muhurat for booking, registration and possession

There are four moments in a flat purchase, and each can be given its own muhurat: booking and token payment, signing the agreement, registration, and taking possession followed by griha pravesh. I normally look at the tithi, nakshatra, weekday and the time of day, and I check these against the buyer's own chart, because a generic date from a calendar may not suit everyone.

As a general guide, traditional practice avoids Rahu Kaal for important beginnings and avoids the Rikta tithis, which are Chaturthi, Navami and Chaturdashi. Certain nakshatras such as Rohini, Pushya, Uttara Phalguni, Hasta, Anuradha, Shravana, Dhanishtha and Revati are commonly preferred for property matters. Treat this as background, and please do not pick a date from a list online. The right date depends on your chart and your city's panchang.

KUNDLI TIP

Mumbai registration offices work on appointment slots, so the ideal muhurat may not match an available slot. Tell me your preferred registration week early, and I can usually find a workable window inside it.

Part 2: The Vastu Checklist for the Flat Itself

In Mumbai, you rarely get to design the layout. The builder has already decided where the kitchen, bedrooms and toilets go. That makes the Vastu check a screening exercise: you are looking for flats where the layout works, and avoiding flats where the problems cannot be corrected. Here is what I check, in the order I check it.

1. Which way does the flat face, and where is the main door?

The direction the main entrance and living room face is the starting point. Entrances toward the north, north-east and east are traditionally favoured, while other directions are assessed along with the rest of the layout. There is no single perfect direction. A flat with a less favoured entrance but a clean, open, well-lit layout can still be a good choice.

2. The shape of the flat

Square and rectangular flats are the easiest to work with. Look at the floor plan for cut corners, projections and irregular shapes. A missing or cut corner in the north-east is something I look at carefully, since that zone is traditionally associated with clarity and the pooja space.

3. The open centre of the home

The central area of the flat, called the Brahmasthan, should ideally be open and light. In Mumbai flats, this is often a passage or part of the living room. If a toilet, a heavy wardrobe or a kitchen platform sits right at the centre, that is a red flag I would note down.

4. The kitchen

The south-east is the traditional zone for the kitchen, and the north-west is the usual alternative. In a builder's layout you cannot move it, so check whether the kitchen falls in one of these zones or whether it is somewhere that would need correction. Also look at ventilation, since many Mumbai flats have kitchens with limited window space.

5. The master bedroom

The south-west is the traditional zone for the master bedroom, since it is associated with stability. If it falls elsewhere, that is not an automatic rejection, but it affects how I would arrange the bed and furniture. I also check for beams running across the bed, which are best avoided.

6. Toilets and bathrooms

Toilets in the north-west or west are generally preferred, and I would note a toilet in the north-east or at the centre of the flat. This is one of the hardest things to change later, because the plumbing is fixed, so it deserves attention at the booking stage.

7. The balcony and windows

Balconies and large windows facing north, north-east or east are traditionally considered good for light and positive energy. In Mumbai there is a practical angle too. Much of the city has the Arabian Sea to its west, so west-facing flats can get strong afternoon sun and heat, which affects comfort whatever the Vastu says. Weigh both.

VASTU TIP

If a flat has a lovely sea view but faces west, ask to visit it in the late afternoon before you decide. A beautiful view does not make up for a living room you cannot sit in at 4 pm in April.

8. The floor and the building

There is no single best floor. Lower floors offer easier access and are friendlier for older family members; higher floors offer light, air and less street noise. I look at how the specific flat sits in the building, what is above and below it, and whether it is directly under an overhead water tank or beside the lift shaft.

9. What faces the main door

Look at what is directly opposite your front door. A lift opening straight onto it, a staircase facing it, a garbage chute or an electric meter room across the corridor can all affect how the entrance feels and functions. These are easy to spot on a site visit and impossible to fix once you have bought.

10. The surroundings

Walk around the building before you decide. Traditional Vastu pays attention to a road ending straight at the building, a large tree or pole directly in front of the entrance, and neighbouring structures that block light. Treat these as things to weigh, and make sure that practical issues like noise, drainage and flooding during the monsoon are on your list as well.

Special Situations in Mumbai

Under-construction flats

Under-construction flats give you the most flexibility. You can ask for the floor plan, review it for Vastu before you commit, and in some projects choose a different unit in the same tower. The key rule is simple: have the plan reviewed before the booking amount, not after the slab is cast.

Ready-to-move flats

With a ready flat, you can see exactly what you are getting. Visit at different times of the day, check light and ventilation, and note anything that would need correction. If you are comparing two or three ready flats, a Vastu review can quickly show which one is easier to live in.

Redevelopment and rehabilitation flats

Mumbai has a lot of redevelopment, and families moving into a new flat in the same society often have little say in the layout. If that is your situation, the focus shifts to the corrections that work inside a fixed plan. Ask for the floor plan early so any adjustments can be planned before the interiors begin.

Small flats: 1 BHK and compact 2 BHK

Most Mumbai buyers are dealing with limited carpet area. In a small flat, you cannot satisfy every Vastu zone, so the priority is the things that matter most: a clear entrance, an uncluttered centre, a workable kitchen and a bedroom where you can sleep well. I help families focus on those and not worry about the rest.

Vastu and Astrology Do Not Replace Legal Checks

This is the part I want every buyer to hear. Before any of the above, make sure the legal side is clean. Check that the project is registered with MahaRERA and that the registration number is genuine, that the title is clear, that the builder has the required approvals, and, for a ready flat, that the Occupancy Certificate is in place. Please take advice from a lawyer on the agreement. A flat with a perfect Vastu layout and a title problem is not a good purchase.

Red Flags: When to Think Twice, and When a Problem Can Be Fixed

Not every Vastu issue is a deal-breaker. I sort problems into three groups.

Usually fixable

  • Furniture and bed placement that does not suit the room
  • Clutter at the entrance and in the centre of the home
  • Colour choices in specific rooms
  • A pooja space that can be moved to a better corner

Fixable with effort

  • A kitchen in a less favoured zone, handled by adjusting where the stove and sink sit
  • A master bedroom in a different corner, handled through bed position and room arrangement
  • A west-facing balcony that gets too much sun, handled with shades and plants

Think hard before buying

  • A toilet right at the centre of the flat
  • A major cut or missing corner in the north-east
  • Multiple issues stacked together, such as a difficult entrance, a poorly placed kitchen and a toilet in the north-east

When I see the third group, I tell families plainly, and I help them compare it with the alternatives they are considering. If the price is right and the flat suits you in every other way, the decision is still yours. My job is to make sure you make it with full information.

Simple Vastu Corrections After You Buy

If you have already bought, do not worry. Most flats can be improved without breaking a single wall.

Non-structural corrections I commonly suggest for Mumbai flats:

  • Rearrange the bed, desk and main seating to suit the room's zone
  • Keep the centre of the flat clear and the entrance well lit
  • Use colour on specific walls rather than repainting the whole home
  • Reclaim the balcony as an open, usable space
  • Place the pooja corner in the best available spot, with the right orientation
  • Use plants, mirrors and lighting selectively, not everywhere

Griha Pravesh: Moving Into Your New Flat

Once you take possession, the griha pravesh is the formal entry into the home. It has its own muhurat, which I usually choose from your chart and the panchang. A few practical points: clean the flat and let it air before the day, bring in the main items such as the pooja items and water, and keep the entrance clear and lit. Many families also like to do a short havan or puja. If you are taking possession during Pitru Paksha or another period traditionally avoided for new beginnings, ask for guidance on a suitable date.

VASTU TIP

On the day of griha pravesh, open all the windows and doors in the flat for a while so that fresh air moves through every room. It is a simple, practical way to start in the new home.

Common Mistakes Mumbai Buyers Make

  • Booking first and thinking about Vastu and the kundli afterwards.
  • Picking a muhurat from a generic online list and not checking it against the buyer's chart.
  • Falling in love with a view and ignoring afternoon heat, noise and the layout behind it.
  • Trusting a Vastu remedy that promises to fix a structural problem with a small object.
  • Letting Vastu or astrology override legal due diligence.
  • Copying a relative's advice for their flat without looking at your own plan.
  • Waiting until the interiors are done to ask about the layout.

A Recent Flat Purchase Consultation

A couple in their thirties were choosing between two 2 BHK flats in Powai and Andheri, priced within a few lakhs of each other. They had decided on the Powai flat because of the lake view and wanted me to confirm the muhurat for booking.

When I looked at the floor plans, the Powai flat had a toilet right at the centre of the home and a kitchen with almost no ventilation. The Andheri flat had a plain layout, an open centre, and a kitchen in a workable zone. I also saw from the husband's chart that the period they were entering was a good one for property, but the second half of the year was more favourable than the first.

They chose the Andheri flat, booked in the window we agreed, and did the registration a few weeks later. It was not the glamorous choice, but they told me afterwards that the home felt easy to live in from day one.

A Word from Astrologer & Vastu Consultant Richa Pathak

Buying a flat in Mumbai is a big step, and I do not want any family to make it out of fear or hurry. Vastu and the kundli are tools to help you choose with more clarity. They will not replace your lawyer, your budget or your common sense, and I never promise that a flat will bring wealth or happiness on its own. What I can do is help you see the things you might otherwise miss, and choose a home that suits the people who will live in it.

Frequently Asked Questions

What should I check before buying a flat in Mumbai?

Check the legal documents first: the MahaRERA registration, the title and the Occupancy Certificate for a ready flat. Then review the kundli and timing, the Vastu of the flat's layout and entrance, and its surroundings.

Is it necessary to check the kundli before buying a flat?

It is not compulsory, but many families find it useful. A kundli review shows whether the current period supports a major purchase, and helps decide the ownership arrangement and timing.

Which house in the kundli shows property?

The fourth house is traditionally linked to home and property. Astrologers also look at the lord of the fourth house, Mars as the significator of land, and the dasha you are running.

What is the best day to buy a flat in Mumbai?

There is no single best day for everyone. The right muhurat depends on the buyer's chart and the panchang for the city. Traditional practice avoids Rahu Kaal and the Rikta tithis for important beginnings.

Which direction is best for a flat's main door according to Vastu?

North, north-east and east are traditionally favoured, but the whole layout matters more than the direction alone. Other directions can still work with the right arrangement.

Is a flat facing west bad in Mumbai?

Not necessarily. Vastu looks at the whole layout, but in Mumbai a west-facing flat can also get strong afternoon sun, so it is worth visiting in the late afternoon to check comfort.

Can Vastu problems be fixed in a flat I have already bought?

Many can. Furniture placement, colour, decluttering, lighting and use of the balcony make a difference without construction. Structural issues like a toilet at the centre are harder to change.

Does Vastu matter for a 1 BHK flat?

Yes, though in a small flat you cannot satisfy every zone. The priority is a clear entrance, an uncluttered centre, a workable kitchen and a good place to sleep.

Should I do griha pravesh in a new flat?

Many families do, since it marks the formal entry into the new home. The griha pravesh has its own muhurat, which can be chosen from your chart and the panchang.

Can Vastu or astrology guarantee that a flat will bring prosperity?

No. Vastu and astrology should never be presented as a guarantee of wealth, health or happiness. They help you choose with more clarity and avoid avoidable problems.

How can I book a flat purchase consultation with Richa Pathak?
